Acquisition Criteria

Each of Monarch’s asset manager/analyst teams keeps an active eye on multifamily offerings in their existing and target markets by maintaining relationships with local brokers and understanding the dynamics of those regions. The teams evaluate potential acquisitions based upon the following:

  • Opportunity for continually increased NOI and cash flow through performance of property operations over a long-term hold
  • Ability to demand increased rents through amenity upgrades at the property and compete with newer or nicer properties at well below replacement cost
  • Capacity to leverage efficiencies with other properties within the region
  • Availability of appealing financing options and repositioning strategies for potential cash-out refinances

Based on the performance of our properties or local economic conditions, we do not actively seek acquisitions in all existing markets. Our recent acquisitions have occurred in markets with forecasted job and population growth, diversified economies, strong apartment fundamentals, and positive outlooks.

Our proven track record of being able to acquire financing and close transactions efficiently has helped us as brokers pitch our reliability to sellers willing to accept a slightly lower offer with confidence in our ability to close. We will continually strive to maintain and improve this track record.
